Here are two new alternatives.  New manufactured home communities are rare nowadays.  These two in Sequim and Enumclaw, WA have lot rents at $595 and $1,000 respectfully. But . . . home prices start at the mid $300,000 range.<\/p>\n\n\n\n<p>So a $350,000 home with $70,000 down payment and a 30-year 7% mortgage will have principal and interest of $1,863 and lot rent of $595 will cost $2,458 per month before taxes and insurance., or in Enumclaw $2,863.<\/p>\n\n\n\n<p>So how does Cascade Park Estates compare?  Homes here have been selling for an average of $170,000.  That same mortgage principal and interest would be $905 and lot rent of $1,300 totals $2,205<\/p>\n\n\n\n<p>As usual in real estate: location, location, location.  I am sure Sequim and Enumclaw have their charms but most, if not all, of us are in east Vancouver for a reason.  So we want to look at alternatives closer to home.
